Richard, this is the first time that I've seen the phenomenon of replacement cost being higher than purchase price here on a house in Costa Rica. We just had a price reduction on a house that is the first I've seen of its kind in the zone: http://tinyurl.com/ybuqzsk

Hey CJ, thanks for the comment. Rod & I are getting together today to shoot our first video talk show, you know, the kind where we sit there with the camera on us and talk like a couple of anchormen. Should be a hoot, at the very least.

Guys
I haven't been reading about you for very long, but costa rica is deep in my heart. I've been wanting to find the time to come down and look at some properties, but just can't get my timelines in order. I find your articles very informative, and continue to look forward to new comments. Being from Canada, I feel a world away, yet so close because of the information that you put out. Thanks and keep it coming.

You mentioned a flurry in land buying. In Bergen County New Jersey, prices have really come down about 20-25% or so. I most price ranges.
I do mostly new homes, land have become very competitive again. If a lot comes on priced right or a knock down house, it will get a lot of activity. Even though the cost to replace is higher than existing sales. Richard
